El Paso's Has a Face Lift!!!
El Paso has remodeled the outside of their building and put in new landscaping!!! AWESOME JOB! BTW.... I have eaten there several times and their mexican food is excellent!

This changes the whole atmosphere of the area and makes the restaurant look inviting. It really stands out as a place to be.

This material known as 'Exterior Insulation and Finish Systems' (EIFS ) or the brand name of Dryvit should be used with descretion. Most architects do not consider EIFS a suitable building material. I've done some research into this material this year and quizzed others on the State Historic Preservation Office's Listserv on it. What I found out was that this material is extremely vulnerable to poor applications and pigeons. And that maintenance and repairs to it can be quite costly. In doing my research, one of the emails I received was from someone with the City of Monroe. In his email he stated that they had a discussion with a major drugstore chain. This particular chain no longer wanted buildings constructed with Dryvit (or similar EIFS) because they do not hold-up over time. As the chain is responsible for maintenance on the buildings they lease, they evidently found that they have been spending a lot of money to maintain buildings that were finished in Dryvit. They now want masonry buildings (at least in our climate here). Many downtowns do not allow it because they want to maintain either the historical buildings or a traditional downtown of brick. Lansing does not allow it on historic buildings. Birmingham does not allow it. Kalamazoo this year adopted "Downtown Design Review" standards which excludes Dryvit as an exterior cladding material in most cases. According to an email I received from someone at the City of Kalamazoo this was based on the advice of the architects serving to help write their guidelines. |

Drivit and Senergy is great stuff, I have it on a cpl of buildings, it is easy to patch if you do have a problem, makes great insulation and deads noise like you wouldn't beleive, there is always going to be someone that has a problem with something. basically I would venture to say that Divit has hurt many brick layers because if the building is structurally sound, but ugly, you can make it look like a new building for about 25% of what it would cost to have it re-bricked. Elpaso looks great, imagine how nice the Theater would look or any number of the old buildings in the North End, it sure made my building look nicer. If you want it to look historical, throw some dirt on it and leave it empty! Way to go El Paso, your building looks sharp and stands out!!! Rocky |
