Condo Project Parking Lot -- The new parking lot is over 1 Foot & 1/2 than the alley
I am pending pictures to show you guys but the parking lot that has been put in behind the businesses for the project is at least one foot and a half to two feet lower than alley (by the drive thru behind the bank).

I'm curious as to the reason for that too. I saw it this morning. I wonder if they are planning on constructing a small wall or other divider there separating the lot away from the street. The alley as you refer to, was named a street about 8 months ago or so, wasn't it?

This is something that the people went to the podium about this past Monday. The podium speakers though they were told that parking of approx 72 spots would be for the public use (not condo project) were concerned that these public parking spaces would not be used by the condo project. I am not sure the purpose of the new parking lot being so much lower than the the parking behind businesses. Until I know more about the impact of this, I cannot make an opinion on whether the lower parking lot is a good thing or bad thing. MQM could be correct that they are building some type of barrier. In any event, there are some questions that a) IF there will be a barrier, how will the impact the ability of use of the remaining parking (behind the businesses)? b) How will this impact the water drainage? Will the project and Church parking lots get flooded? How will this impact the other businsses? c) Was makeing the condo project lot that much lower in the plans? Questions; Questions; Questions; |

One would think this would cause water to drain towards to condos.

When I was by there it looked like the were getting ready to fill the area between the bank and church with new concrete the ift hole was being compacted for the base material that goes under the concrete

When I checked the condo project today I was totally blown away by the 2 foot drop that I saw between the current parkling lot and the new parking area. I talked to an employee of the bank who had say a contractor told her that this drop was to keep the public away from the condo area! After hearing this I went to city hall to talk to Joe kaiser but he had a vacation day and was away. I then went to talk to Bill Hatley and he was out of town on CBG business. I had his assistant leave him a voive mail to call me at his earliest break. Shortly after that I received a call from Gary M. our engineer and Bill our DPS supervisor and we met behind the bank to figure out what was going on. You won't believe what I found. First of all the council saw parking plans for this area but we were never shown elevations and we were never shown the complete layout of the project. The actual plan calls for a CURB to run all along the new road that is going to replace the present road. This road will have NO ACCESS from the business area to the new parking area! The road is supposed to be somewhat lower than the present road, but Gary tells me that he feels the contractor has gone down too deep at this point with the parking lot. After we looked at the situation, Gary instructed the contractor to present him with a remedy immediately. We will have this revision before the new road is started, but I don't believe anyone on the council knew that vehicle access to the parking lot would be blockled from the buisiness side of this project. Even if they create a short staircase from the parking lot to the business area for people to use, I think this is wrong. I think it is wrong that people wanting to use this lot will have to enter from O'Connor instead of using the road in back of the businesses. This will not be convenient! I will be staying on top of this in the next day or so, but I am really getting tired of the supprises! |

Thank You Mr Murphy . Please contact the Pastor of the Church . I was under impression the original Condo developer Changed plans and eliminated 1 Building to provide the church and Bank with a small lot off O'Connor to share with the bank. There was supposed to be a landscaped area separating the condo's from the Businesses with Parking between the landscaped area and the Fort St Buildings from Arlington to O'Conner |

I know that one building was eliminated for more parking to be added. |

I think some hefty fines should be figured out and levied against said contractor. Legal of course.

Don't we have inspection required on all projects . Are the City inspectors doing their job. A neighbor couldn't proceed with remodeling without an electrical inspection was completed . another building a garage had concrete checked before and after he had concrete poured and others done as he was constructing the garage. I think someone from the Building Department is monitoring the project. Sewers .roads . Plumbing . electrical ,and general construction according to the plans that were approved by the City. |

The small lot is level with the Church on the corner and the lot is at the same level as the Church and Condo's. It will be paved with ashphalt the same as the road by the Condo's. |

What happened to the nice white curbs and ashphalt going up to the garages. The parking lot and driveway between the Church and Condo looked good, |

It sure looks like all the entrances ,roadway and parking on the developers property will be asphalt. Why would that make it a fiasco. The developer has the responsibility to maintain that property . Condo owners pay an annual fee to maintain the outside to the developer and owner of the property. They use the more efficient and responsible methods to keep costs down for the Condo owners. It's not like the city that has been spending our money on what they want, for the last 15 years, and when something breaks they raise taxes to get more of our money. Employees recieved excellent benefit packages and when the insurance eats up our fund balance they raise taxes. When the roads and sewers break they ask for more money for 5 years and give away 3 million to a contracted engineer. Remember the councilmembers that refer to taxes as a cash cow that is milked by employees ,in November. Be Bullish and put a stop to it all. |

That drop totally divides the businesses from the lot. Who approved these plans?

Most likely they want a physical divider between the condos and businesses. Most likely there will be a fence erected as well.
