Received this notice of a rezoning request today from City Hall:

The Planning Commission will hold a public hearing on Wednesday, September 7, 2005 at 7:00 PM in the Council Chambers of the Lincoln Park City Hall, 1335 Southfield Road, Lincoln Park, Michigan, to consider the following: A request from John Kizy to rezone the property at 1312-1328 Fort Street (parcel description below) from Neighborhood Business District (NBD) to Municipal Business District (MBD). Here's my questions: a) what is a Municipal Business District (MBD) ? b) what type of business is John Kizy proposing? Rumor has that he is proposing a gas station at this corner. FYI - the corner is the vacant lot at Fort Street and Cicotte. |

Cicotte Is 12 -1300 Southfield Is 1600 It's The Corner Lot North Ofthe Brewery.

I'd like to see something that would utilize the whole block from the corner of University to the Corner of Cicotte. John Kizy also owns 1306 Fort Street at the corner of Fort Street and University. He also owes back taxes to Lincoln Park and Wayne County on that particular building. ($13,277.54 for 1998 - 2002 taxes) |

Well, it says '1312-1328 Fort Street' and 1312 is Clifford's Auto Body which is next to the vacant lot at Fort Street and Southfield. About 4 years ago this vacant lot was split into 2 parcels because the owner wanted to build a party store. It was approved, as I recall, but nothing was ever built. I'm going to have to check the maps Monday at the Accessor's Office. |

Municipality District Zoning is for City's use.... I wonder.....are they still trying to move the Library??? Or City Hall????

The location is in fact Cicotte & Fort, and yes it is a gas station that he wants to put up there. Since the council lifted the ban on more gas stations, you are going to see a flood of new request. Maybe we can get to the point where we have more gas stations and dollar stores than we have oil change andf check cashing places...... I can hardly wait! |

Councilman Murphy...why would the zoning be changed to Muncipality? Shouldn't it be along the lines of Commercial? When was the ban lifted?? |

I was told by the building dept. that the owner was trying to get approval for a gas station for the Fort & Cicotte location. The council lifted the gas station ban for their buddy to put up a gas station at Dix & Outer Dr. |

If I lived close to that corner, I would be really ticked to have a gas station go in. The smell; the noise; the danger; the, how many gas stations in LP would this make? 28? 32? Why don't we just fill up with all the dollar stores; check cashing; pawn shops; bars; and gas stations.......excellent revenue....not. I am being ..... this is just so wrong. |

RIGHT ON ROBIN! It's always the people who don't live in the neighborhoods who think that we have to put "ANYTHING" we can on a piece of vacant land or a vacant building just to get another tax dollar! They never stop to think that if we continue to put up these businesses one after another, after another, no business of any stature will ever want to locate here! |

Mr. Murphy I see your point, but I also see that there are no gas stations on Fort St. between Southfield and Outer Dr in L.P so I don't see that big of a deal. What amazes me is all the Liquar and party stores on Foert St, between Southfield and Outer Dr, I don't know how they all make it. Rocky |

ROCKY: You are right about there not being another gas station near this location. We have several on Outer Dr. several on Southfield and many more throughout our community.....all over. I just don't see the VALUE of having another gas station in our small city no matter where it is. Is there anyone in our 6 square mile city who can't get to a gas station? We don't have a junk yard in our city anymore either....anyone want one to move in next door to them? How about another half way house or social services building? |

I.m not for the gas station . The one on dix was already contaminated by the old Boron Station . I wonder how bad the one at Ciccote and Fort is from all the cars sitting there over the years . What would it cost to clean it up . The soil would all have to be hauled to a special landfill and a clay liner put down. Where does he get the money if he owes back taxes . PAYUP first and then consider the proposal. That should be done before they even look at a proposal. |
